M3M Villas, Panipat

Designed by Cityspace’ 82 Architects, the project is a symmetrical residential composition defined by controlled volumes, material restraint, and indoor–outdoor continuity.

The twin villas developed for M3M Group in Panipat are conceived as a unified architectural ensemble, articulated through a disciplined modern language. Clean rectilinear volumes, deep shading projections, and a balanced massing strategy establish a cohesive identity, while a central axial courtyard acts as the organising element around which both residences are planned.


The symmetrical façade composition frames landscaped terraces on either side, reinforcing a continuous dialogue between built form and greenery. A restrained material palette — comprising textured plaster, metal soffits, and full-height glazing — regulates daylight penetration while maintaining visual openness. Integrated planters and recessed lighting are subtly embedded into the façade, softening its geometry and enhancing depth without altering the clarity of the overall composition.


Internally, the planning is driven by volumetric intent. A double-height entrance void establishes a sense of arrival, immediately connecting multiple levels through visual continuity. At the core, a sculptural helical staircase functions as both a circulation element and a spatial anchor, guiding movement while reinforcing the home’s vertical organisation.


The interiors reflect a contemporary luxury sensibility grounded in material precision and spatial fluidity. A cohesive palette of Italian marble flooring, walnut veneer panelling, brushed metal detailing, and tinted lacquered glass creates continuity across public and private zones. Art and furnishings are selectively curated, allowing materials and proportions to remain the primary drivers of expression.


Spatial hierarchy is clearly defined, transitioning from formal reception and living areas to more intimate private suites. Each zone is calibrated for comfort, acoustics, and controlled openness, ensuring both privacy and spatial flow. Wellness and bathroom spaces are conceived as balanced, spa-like environments, integrating natural stone surfaces, skylit courts, and passive ventilation strategies to enhance thermal comfort and daylight access.


Together, the twin villas present a composed interpretation of contemporary residential design. Through symmetry, material restraint, and precise spatial choreography, the project achieves a refined architectural identity that balances technical rigor with experiential clarity.
