Rooted in the client’s desire for a home that feels calm, composed, and timeless, the design embraces a clutter-free aesthetic shaped by openness, natural light, and a strong dialogue with the outdoors. Modern in spirit yet warm in experience, the residence balances sophistication with ease, allowing function and beauty to coexist effortlessly.


Spanning 16,500 sq. ft., the home announces its presence through a bold yet measured architectural expression. The cubic volume is articulated with horizontal bands that lend the structure a grounded, expansive quality. A layered double-skin façade – composed of wood-finish aluminium louvers and perforated aluminium screens – adds depth while serving multiple purposes: privacy, shading, and thermal efficiency. With controlled openings and concealed glazing, the exterior maintains discretion while revealing a sculptural, restrained elegance. Orientation and daylight play a pivotal role, with large windows and subtle zoning ensuring ample ventilation and light without compromising privacy.


Inside, the residence unfolds vertically across levels, each carefully zoned to support both togetherness and retreat. The basement is dedicated to leisure, housing an entertainment lounge complete with a bar and recreation areas. The ground floor serves as the primary communal space and accommodates the parents’ suite, while the first floor is designed for the children of the family. The second floor becomes a private sanctuary, offering solitude and a quieter rhythm of living. This thoughtful zoning ensures a seamless flow between public, private, and leisure spaces, while circulation remains intuitive and unobtrusive.


Luxury reveals itself subtly, beginning in the double-height living space. Here, a refined palette of marble, engineered wood, and large-format surfaces creates a sense of openness and quiet grandeur. Floor-to-ceiling glazing draws greenery indoors, allowing light and landscape to shape the ambience throughout the day. The vertical volume encourages interaction while maintaining visual calm, punctuated by carefully placed art that adds warmth and character. Small green pockets – referencing both contemporary international homes and traditional Indian courtyards – introduce a sense of intimacy within the openness.


The transition spaces are treated with equal care. A sculptural staircase becomes a focal point, artfully zoned with partition walls and accentuated by backlit stone surfaces that introduce a moment of visual drama without overwhelming the space. Adjacent dining areas are defined through warm statement lighting, fine metal accents, and custom joinery, elevating everyday rituals through detail rather than ornamentation.


Private spaces across the home reflect a cohesive yet personalised approach. Functional layouts, integrated storage, and dedicated study areas ensure comfort and practicality. One entire level is devoted to the mother of the family, featuring a spacious bedroom, walk-in wardrobes, a serene puja room, and direct access to a terrace garden – creating a retreat that encourages reflection and spiritual connection. Material choices across these spaces include textured paints, soft fabric wall coverings, and subtle accent cladding, lending warmth and tactile depth to the minimalist framework. Bathrooms extend this philosophy of openness, connecting to private green pockets and open-to-sky courts that bring in natural light and ventilation. The restrained design approach leaves little room for excess, making precision and craftsmanship essential to the home’s overall expression.


Located within a high-security diplomatic zone in Chanakyapuri, the project demanded careful planning and execution. Strict regulations, limited working hours, and controlled access influenced construction logistics, requiring phased coordination and sensitivity to the surrounding context. These constraints, however, became an exercise in discipline – mirroring the home’s own architectural restraint.


Sustainability is woven seamlessly into the design. Double walls with cavity insulation regulate indoor temperatures naturally, reducing dependence on mechanical systems. High-performance glazing improves energy efficiency, while LED lighting ensures reduced power consumption without sacrificing ambience. Water-efficient fixtures further support responsible living, and private green pockets contribute to passive cooling and microclimate regulation.


Locally sourced materials, regional craftsmanship, and climate-responsive planning anchor the home within its geographical and cultural context. Elements such as stone cladding, lime-textured walls, and indigenous wood accents introduce a sense of place, while maintaining a contemporary, globally informed aesthetic.
