Crafted as a labor of love by a client deeply entrenched in the construction industry, having contributed to iconic modernist projects in 1980s India, this exceptional home reflects a profound appreciation for superior craftsmanship and enduring, natural materials.

Nestled within a prestigious neighborhood in New Delhi, the B-10 residence stands tall as a stack of three stories atop a stilt floor and a basement. Eschewing an additional floor, each level boasts soaring heights, allowing for expansive volumes that breathe life into the dwelling. With the luxury of an open plot on all sides, the architectural composition boasts multiple deep balconies, endowing the structure with a distinct and captivating identity.

The form of the house is a direct response to its surroundings—a careful interplay between the site, the client’s aspirations, building regulations, and prevailing climatic conditions. The layout pays homage to the essential principles of vaastu compliance, a vital consideration for the occupants. The stilt floor graciously opens onto multiple lush lawns at the front and on the neighboring plot to the left.

The open plan design artfully welcomes abundant natural light into every storey. Meanwhile, the basement, shielded from unwanted noise and light from the streets, serves as a haven for a well-appointed entertainment section. Moreover, it features a beautifully landscaped cutout—a sunken courtyard that illuminates and ventilates the lower level. Kitchens and expansive living and dining areas grace each level, functioning as individual units when needed. With a total of nine bedrooms scattered across the ground, first, and second floors, ample space is reserved for visiting guests.

When one ascends to the terrace floor, they are greeted by a meticulously manicured deck adorned with a leveled terrace garden, inviting tranquility and serenity. The building facade boasts a refined, restrained material palette comprising timber and grey Kharad stone with a split-face finish, offering visual texture and understated elegance. This carefully selected palette forms the backbone of the entire design scheme, consistently reappearing in various forms throughout the home. The front facade’s composition of openings seamlessly integrates the outdoor landscape with the interiors, fulfilling the brief of harmonizing the indoors and outdoors. Additionally, the acetylated wood sourced from renewable forests gracing the frontage adds a touch of finesse and warmth to the facade.

The interior palette takes inspiration from the curated exteriors, predominantly employing Basaltino stone and timber. The restrained material selection, accentuated by captivating textures, remains a pivotal element within the interior scheme. From the lift and staircase foyer to the internal corridors, an exquisite false ceiling in timber adds a touch of intricate detailing while discreetly concealing necessary services. This meticulous choice of materials, coupled with a muted color palette, imbues the home with a serene and pared-back aesthetic.

Among the most cherished areas of the residence are the landscaped spaces, such as the expansive projecting balconies and the terrace garden.
